What is a boundary survey and why do I need one?
A boundary survey is a detailed process performed by a licensed land surveyor to establish or verify the legal limits of a property. The survey begins with research into deeds, plats, and historical records to understand how the property has been described over time. Fieldwork is then conducted using advanced equipment to locate existing boundary markers and collect precise measurements. The surveyor carefully compares the recorded information with the measured data to reestablish the original boundary lines and document any conflicts or discrepancies. These results are presented on a certified boundary survey drawing, which is provided to the client at the completion of the survey. Boundary surveys are a vital tool for real estate transactions, new construction, land development, resolving property line disputes, and ensuring compliance with zoning or permitting requirements.
What is the difference between a location drawing and a boundary survey?
A location drawing provides an approximate layout of a property and its structures, typically for informational purposes like home purchase. A boundary survey is a detailed, legally recognized survey that establishes exact property lines and markers, often required for construction, property disputes, or legal documentation.

Where do I get a copy of my plot plan?
It really depends on how you define “plot plan.” The term can mean different things depending on who is asking and for what purpose. For industry professionals a “plot plan” is often understood as a drawing that shows the proposed or current use of land, including lot lines and existing site features. In many cases, the term “plot plan” is used interchangeably with “site plan”. Sometimes, the word “plat” is also used, although typically “plat” most commonly refers to a “subdivision plat” that can also be referred to as a “record plat”. Record Plats in Maryland are legal plan of subdivision that shows property boundaries as officially recorded. These are public records and if your property is part of an existing recorded subdivision plan you can search for and download subdivision plats for free via the Maryland State Archives at PLATS.NET: https://plats.msa.maryland.gov/pages/index.aspx For homeowners, if someone like a lender, a contractor, or permit office is asking for a “plot plan,” it’s best to clarify exactly what document they need. Sometimes they are actually looking for a record plat or a site plan prepared by a surveyor. We understand this can be confusing and will gladly guide you in the right direction.
