ALTA/NSPS Land Title Survey

An ALTA/NSPS survey is a highly detailed survey used for commercial properties, developed to meet the needs of title companies, lenders, and attorneys in real estate transactions. It provides a clear picture of the property by combining field measurements with record research, showing boundaries, easements, improvements, and other key details that may affect ownership or use.

Prepared to strict national standards, an ALTA survey ensures all parties (buyer, lender, insurer, and title company) can rely on uniform, accurate, and professional results.

Boundary Survey

A boundary survey is a detailed survey performed to clearly define the property lines of a lot, parcel, or tract of land. Its purpose is to establish, reestablish, or describe the exact location and extent of a property’s boundaries.

To complete a boundary survey, a licensed surveyor researches deeds, plats, and other public and private records, then compares this information to field measurements taken on the ground. The surveyor also checks for any conflicts between the recorded information and the field evidence; if conflicts are found, they are documented and reported on the final survey drawing. Any boundary markers (such as iron pins or monuments) that are found or set are shown on the completed survey, so the property lines can be accurately located or reestablished in the future.

Legal Description
(Metes and Bounds Descriptions)

A metes and bounds description is a precise, written legal description of a property that allows the property to be located on the ground. This description clearly distinguishes the property from all other properties.

The purpose of a metes and bounds description is to define the boundaries of a tract of land in a way that provides enough information for surveyors, title companies, and property owners to identify the property without ambiguity.

A metes and bounds description is an essential legal tool that ensures the property is well defined, legally recognized, and accurately represented on surveys and official records.

Location Drawing

A location drawing is a survey product most often requested during the purchase or refinancing of real estate. Its purpose is to show the subject property and the approximate location of existing buildings and visible improvements in relation to the property’s deed lines.

A location drawing is not a boundary survey and cannot be relied upon to establish exact property lines, set fences, build additions, or resolve disputes. Instead, it provides a general assurance, primarily for lenders and title companies, that the improvements inspected appear to be located on the property and that no obvious encroachments or conflicts are present.

When preparing a location drawing, the surveyor reviews the property deed and any recorded plats, makes basic field measurements, and notes the approximate position of buildings and visible improvements. If significant issues or potential conflicts are discovered, the surveyor may recommend that a full boundary survey be performed.

Right-of-Way/Easement Surveys

A Right-of-Way/Easement Survey identifies and documents the precise location of property lines and areas needed to define a right-of-way or easement. Prepared by a licensed surveyor, this survey provides the necessary data to accurately locate the strip or parcel of land for the use and benefit of others, in compliance with applicable regulations.

Special Purpose Surveys

A Special Purpose Survey is a survey conducted for a unique or specific need not otherwise defined by standard regulations. The purpose, conditions, and any deviations from standard requirements are clearly noted on the survey plat. When provided for informational purposes only, these surveys may be issued without a surveyor’s signature or seal, with a clear indication that the plat is not valid for official use.

Topographic Survey

A topographic survey is a type of land survey that measures and maps the natural and man-made features of the land, along with elevations and contours of the earth’s surface. Its purpose is to provide an accurate picture of the terrain showing details such as slopes, spot elevations, buildings, roads, utilities, and other visible site features.

Simple Site Plans

A simple site plan is a scaled drawing prepared for permitting purposes that illustrates the property boundary and the location of existing or proposed improvements, based on a boundary and/or topographic survey. It is intended to provide a straightforward representation of the property to meet permit application requirements. For larger or more complex projects that require additional detail, we maintain a trusted network of professional partners to whom we can refer our clients.
